Michael Olivieri is Co-Founder, REALTOR® and North Idaho Real Estate Specialist with Territory Real Estate, a boutique real estate brokerage based in Sandpoint, Idaho. Michael represents buyers and sellers throughout North Idaho, with particular experience in Sandpoint, Lake Pend Oreille, Schweitzer Mountain, Sagle, Dover, Hope, Bonners Ferry, Priest River, Coeur d’Alene, Hayden and surrounding communities.

Michael grew up in Idaho and brings something to real estate that cannot be learned from market reports alone: firsthand knowledge of how North Idaho actually lives.

His work includes residential homes, waterfront property, Schweitzer Mountain and recreational real estate, acreage and land, rural homes, second homes, investment property and relocation to North Idaho.

For Michael, North Idaho is not simply a market he studies.

It is home.

From boating and fishing on Lake Pend Oreille to skiing Schweitzer Mountain, Michael has spent years experiencing many of the places and activities that bring people to this part of Idaho in the first place.

That matters in real estate because North Idaho buyers are often choosing more than a house.

They may be deciding between living close to downtown Sandpoint or farther out on acreage. They may be weighing direct waterfront against a mountain view, Schweitzer access against lake access, a rural property against a lock-and-leave condominium, or convenience against privacy.

One of Michael’s greatest strengths is his willingness to get out from behind the computer and understand the property firsthand.

That can mean walking acreage, touring a property by video for an out-of-area buyer, attending inspections, looking closely at access and surroundings, asking questions or helping a client understand details that may not be obvious from listing photographs.

This approach is particularly valuable for clients relocating to North Idaho who cannot always be present for every property tour or inspection.

Michael believes buyers deserve more than someone who opens a door. They deserve someone willing to look carefully, communicate clearly and tell them what he sees.

For sellers, that same property-level perspective helps Michael recognize what makes a home, piece of land or lifestyle property distinctive and how those characteristics may matter to a buyer.

Michael’s personal connection to Schweitzer gives him firsthand perspective on mountain living and recreation.

Michael co-founded Territory Real Estate with his mother and business partner, Julie Lynn, Broker/Owner.

Their partnership combines two generations and two complementary perspectives.

Julie brings a real estate career dating to 1998, including brokerage ownership, development and new construction experience, property positioning, marketing and negotiation.

Michael brings deep familiarity with Idaho, current North Idaho market experience and a highly hands-on approach to evaluating properties and helping clients through the details of a transaction.

Together, Julie and Michael provide the personal involvement of a boutique brokerage with the experience and market perspective clients expect from seasoned real estate representation.
