Dover Bay is a four-season waterfront community just minutes from downtown Sandpoint, with a 274-slip marina, miles of trails, beaches, resort amenities, vacation-rental opportunities and homes ranging from cozy bungalows to luxury waterfront estates.
Dover Bay is what happens when waterfront living and everyday recreation are built into the neighborhood. Located on the Pend Oreille River where it flows out of Lake Pend Oreille, Dover Bay combines homes, trails, parks, beaches, a full-service marina, restaurant, fitness facilities and outdoor recreation—all roughly three miles from downtown Sandpoint.
In light traffic, you can be downtown in about eight minutes.
But once you're home, you may not feel much need to leave.
You can walk or bike out your front door, take the boat from the marina, paddle the river, eat dinner overlooking the water at DISH, swim at Dover City Beach, use the Lake Club, or simply follow the trail system through wetlands, woods and along the shoreline.
And the real estate is remarkably varied.
Dover Bay can mean a compact bungalow in the $300,000s—or a multimillion-dollar waterfront estate with its own dock.
That range is a big part of what makes the community interesting.

Dover Bay is one of those markets where the median price tells only part of the story.
Realtor.com reported a median Dover Bay listing price of approximately $784,000 in June 2026, with about 30 active listings and a median 60 days on market.
But the actual choices are far wider than that number suggests.

That means two buyers who both say, “I want to live in Dover Bay,” may actually be shopping for completely different things.
After 30 years in real estate, this is exactly why I don't think buyers should start with price alone in Dover Bay.
First I want to know:
How do you want to use it?
Do you want a smaller place you can lock up and leave?
A second home where friends can come for the weekend?
Something that may work as a vacation rental?
A marina lifestyle where your boat is a few minutes from the front door?
Or are you looking for one of the larger waterfront homes where the river is the reason you bought the property in the first place?
Dover Bay gives us all of those conversations.
The water is the center of Dover Bay life.
The 274-slip Dover Bay Marina offers seasonal and temporary moorage, covered slips, 24-hour fuel, dockside power and water, showers, pump-out facilities, a launch and boat/trailer storage.
And you don't necessarily need to own a boat.
Dover Bay currently offers access to boat rentals, plus kayak and paddleboard rentals, which makes getting onto the river much easier for owners, guests and visitors.
You can cruise east toward Sandpoint and Lake Pend Oreille, spend the day swimming or fishing, or simply stay closer to home and paddle the shoreline.
That's one of Dover Bay's biggest advantages:
the marina isn't a destination you drive to. It's part of the neighborhood.
Dover Bay may be one of the easiest places around Sandpoint to build activity into everyday life because recreation begins inside the community.
Dover Bay has more than nine miles of walking and biking trails that move through the community, waterfront, wetlands and natural areas.
The Dover-to-Sandpoint Community Trail also creates a paved connection toward Sandpoint, making it possible to bike rather than drive into town.
Just back toward Sandpoint is Pine Street Woods, a 180-acre community forest with miles of hiking, biking and trail-running routes.
In winter, those same trails become a playground for Nordic skiing, snowshoeing and fat biking.
For someone who likes trails, this is a pretty extraordinary combination:
nine-plus miles at Dover Bay + Pine Street Woods + the greater Sandpoint trail system almost next door.
Dover Bay's location opens the door to:
Dover's own comprehensive planning documents specifically identify boating, fishing, sailing, swimming, waterskiing and small-watercraft recreation as part of the community's river lifestyle.
This is another area that has gotten considerably better.
The James E. Russell Sports Center at Travers Park in Sandpoint now provides 14 indoor pickleball courts and four indoor tennis courts, along with a free indoor walking loop.
Dover Bay also has tennis recreation within the community, so owners have both close-to-home options and a major year-round indoor facility just minutes away.
Eligible Dover Bay owners have access to the Lake Club Fitness Center, including fitness equipment, a heated outdoor pool and hot tub that operate year-round subject to conditions and posted hours.
And just down Pine Street in Sandpoint, the Litehouse YMCA adds indoor swimming, fitness, gym facilities, aquatics and additional programming.
Dover Bay doesn't shut down when boating season ends.
Owners can walk winter trails, cross-country ski or snowshoe nearby at Pine Street Woods, use the Lake Club and indoor recreation facilities—and head up to Schweitzer Mountain Resort for downhill skiing and snowboarding.
So you can own riverfront property and still have Idaho's largest ski resort within easy reach.
That's a pretty unusual combination.
The Pend Oreille River creates a different fishing experience from being directly on the open lake.
Fishing, boating and paddling are everyday possibilities from Dover, and the marina makes owning and storing a boat considerably easier than in communities where every boating day begins with a trailer.
The river also leads directly into Lake Pend Oreille, giving anglers access to the much larger fishery beyond Dover Bay.
For serious boaters, I would look at more than whether a property is “waterfront.”
We'd want to know:
Again, waterfront is not one product.
The Lake Club is one of the features that gives Dover Bay more of a resort-community feel than an ordinary waterfront subdivision.
The current Lake Club includes:
Dover Bay confirms Lake Club access for Dover Bay property owners, resort guests and eligible marina customers.
One thing I would verify for every property is exactly what membership and amenity access comes with that particular ownership.
That is especially important with condos, bungalows, vacation rentals and properties that may have slightly different association or resort arrangements.
DISH at Dover Bay may be one of the best examples of what makes this community different.
You don't have to leave the neighborhood for dinner.
DISH sits directly at the marina and offers year-round waterfront dining overlooking the Pend Oreille River.
In winter, Dover Bay even operates heated waterfront dining igloos, creating a completely different experience when the marina is covered in snow.
Marina Village also places the market, marina and recreation facilities together, so this really can function like a small waterfront resort within a few minutes of Sandpoint.
This is a particularly important part of Dover Bay real estate.
Dover Bay has established vacation-rental properties, including lakefront and park-side bungalows specifically used as short-term accommodations.
The City of Dover's current code also specifically distinguishes short-term rental units within the existing Dover Bay planned unit development from other city STR properties for permitting purposes.
But I would be very careful with the next sentence:
That does not mean every Dover Bay property should automatically be assumed to allow short-term rentals.
For any property being purchased partly for vacation-rental use, Michael and I would verify:
Dover Bay can be a very interesting second-home market because some properties were designed with vacation use in mind.
We just need to make sure you're buying the right one.
Dover Bay is unusually good for dog owners because trails and water are built into the community.
The resort maintains more than nine miles of walking trails, and Balto Dog Park provides an off-leash area with a dock and swimming access for water-loving dogs.
Some of Dover Bay's vacation bungalows are also specifically pet-friendly.
And Pine Street Woods nearby is another popular place for walking and hiking with dogs.
If you're buying with dogs, I would still look closely at individual HOA rules, fencing possibilities and whether you want direct trail access versus a waterfront setting.
Dover has its own public city beach and park on the Pend Oreille River, immediately adjacent to the larger Dover Bay setting. The City identifies swimming, boating and hiking as some of its signature local activities.
That public beach is an important distinction.
You don't need a private waterfront home to have easy river access.
Dover also has extensive park and open-space acreage woven through the community, which keeps parts of Dover Bay feeling much greener and more open than a typical master-planned subdivision.
Dover is small, so the event calendar feels appropriately local rather than tourist-driven.
In 2026, the city held the Dover Heritage Festival and America's 250th Celebration at Dover City Beach, including a community time-capsule ceremony. The local library bookmobile also makes recurring Dover visits, while Dover Bay itself hosts private events, celebrations and gatherings at its waterfront and historic barn spaces.
And because downtown Sandpoint is only about three miles away, Dover residents also have easy access to the Festival at Sandpoint, Lost in the '50s, farmers markets, concerts and Sandpoint's larger event calendar without having to live in town.
That's one of Dover Bay's strongest combinations:
quiet when you want quiet, Sandpoint when you want Sandpoint.
Dover Bay deserves a serious look if you want:
It may be less appealing if you specifically want:
Dover Bay isn't trying to be Sagle.
It isn't Schweitzer.
And it isn't downtown Sandpoint.
It is waterfront resort-community living close enough to Sandpoint that you can have both.

And because they're only about three miles apart, you really don't have to give up Sandpoint to choose Dover Bay.
