Julie Lynn is the Broker/Owner of Territory Real Estate, a boutique real estate brokerage based in Sandpoint, Idaho, serving buyers and sellers throughout North Idaho and Western Montana. A licensed real estate professional since 1998, Julie has represented clients through more than 1,000 real estate transactions and built a career spanning nearly three decades.
Today, Julie specializes in the properties that make North Idaho distinctive — luxury homes, Lake Pend Oreille waterfront, Schweitzer Mountain properties, second homes, resort communities, rural acreage, vacant land, new construction and lifestyle real estate.
She works alongside her son and business partner, Michael Olivieri, Co-Founder and North Idaho Real Estate Specialist at Territory Real Estate.
When Julie entered real estate in 1998, her success was immediate.
Circle of Excellence recognition in the Boise market marked the beginning of a career defined by high-level production and a deep understanding of how properties are positioned, marketed and sold.

That experience gave her an unusually broad foundation in residential real estate — from understanding construction and development to recognizing what creates value, what differentiates one property from another and how changing market conditions affect both buyers and sellers.
Julie’s path to North Idaho was personal as well as professional.
After building a successful real estate career and spending time living and traveling internationally, she had a much clearer sense of what she wanted home to feel like.
In 2017, Julie chose Sandpoint, Idaho, as home and brought her real estate experience north.
Sandpoint offered many of the things she had come to value most — mountains, water, freedom, outdoor adventure and a strong sense of place. It also introduced her to a real estate market where the property itself is only part of the decision.
A home on Lake Pend Oreille lives very differently from acreage outside Sagle. A condominium at Schweitzer Mountain presents different considerations than a homesite in The Idaho Club. Dover Bay, downtown Sandpoint, Hope, Bonners Ferry and Coeur d’Alene each offer a very different way of experiencing North Idaho.

North Idaho is not one homogeneous real estate market.
Properties located only a few miles apart can involve dramatically different considerations. Depending on the property, buyers and sellers may encounter private roads, wells, septic systems, waterfront access, docks, HOAs, short-term rental rules, snow removal, mountain access, wildfire considerations, easements, acreage, utilities, recreational land or rural infrastructure.
Resort and recreational properties introduce another layer of questions involving seasonal access, parking, rental policies and property management.
