The Idaho Club is a gated golf, mountain and river community just east of Sandpoint, Idaho, built around Idaho’s only Jack Nicklaus Signature Golf Course. But calling it simply a golf community misses much of what makes living here special.
Enter through the North Gate — Golf & Lower Pack River, and life centers around the championship golf course, clubhouse, wetlands and slow-moving waters of the Lower Pack River.
Enter through the South Gate — Moose Mountain, and the landscape changes. Roads climb into fir and pine forest, homesites become more private, and certain elevations open to sweeping views of Lake Pend Oreille, Schweitzer Mountain, the Pack River and surrounding mountains.
Then there is the lake. The Idaho Club has existing Lake Pend Oreille waterfront homesites near Trestle Creek and a new marina project moving through development.
It creates a combination that is difficult to duplicate:

And downtown Sandpoint is still only minutes away.

The Idaho Club has a history that gives the community real depth.
The property began as Hidden Lakes Golf Course, which opened in 1986. In the mid-2000s, the property was reimagined as The Idaho Club, with Jack Nicklaus brought in to redesign the golf course as Idaho’s only Jack Nicklaus Signature Course.
In 2017, Bill Haberman purchased The Idaho Club and officially relaunched the community, including renewed real-estate sales, continued development and plans for a new clubhouse and future Lake Pend Oreille amenities.
Bill is not simply an outside developer. He is part of the Idaho Club community, and over the years his stewardship has helped reshape the property into what it is today: a thriving gated community centered around exceptional golf, custom homes, mountain and river living, recreation and an increasingly strong sense of place.
Under Bill’s thoughtful stewardship, the vision continued to mature. A new mountain-modern clubhouse opened in 2020, homes continued to rise throughout the community, Moose Mountain developed further and the Lake Pend Oreille portion of the original vision began moving forward. The Clubhouse remains an important gathering place for residents, golfers and the broader Sandpoint community.

Golf is the centerpiece of The Idaho Club.
This is not simply a golf course carrying the Nicklaus name. The Idaho Club is home to Idaho’s only Jack Nicklaus Signature Golf Course, meaning Jack Nicklaus was personally involved in its design.
The 18-hole championship course moves through fir trees, native vegetation, wetlands and the Lower Pack River beneath Moose Mountain. The goal was not to overpower the landscape, but to make the landscape part of the golf experience.
The Idaho Club itself describes the result as a world-class golf experience, and that description makes sense when you see the setting: manicured fairways beside wild wetlands, mountain views beyond the greens and the Lower Pack River winding through the property.
The course is challenging enough for serious golfers while offering multiple tees and a layout designed to accommodate different skill levels.
And golf here is more than 18 holes.
It is morning tee times, tournaments, practice sessions, golf carts heading toward the clubhouse, dinner afterward and a social life that develops naturally around the course.
After 25+ years in real estate, I think The Idaho Club has almost everything that makes North Idaho special in one place.
You have world-class golf, the Lower Pack River, Lake Pend Oreille, Schweitzer nearby, mountain views, forest, wildlife, kayaking, fishing, boating, skiing, pickleball, trails, a beautiful clubhouse and a strong sense of community.
And the real estate is just as varied. You can live near the golf course, tuck into the trees on Moose Mountain, choose a finished home, or build something completely your own on one of the remaining homesites.
That’s what makes The Idaho Club so compelling to me—you don’t have to choose just one version of North Idaho. You can have a little bit of all of it.
The North Gate is the more golf-and-clubhouse-oriented side of The Idaho Club.
Here you'll find Lodge Homes, custom residences and homesites close to the Nicklaus course, clubhouse, ponds, wetlands and Lower Pack River.
This side tends to feel more connected to the activity of the club. Depending on the property, you may have fairway, water, wetland or mountain views, while the clubhouse and golf experience remain close at hand.
The Idaho Club describes its Lodge Home neighborhoods as lower-elevation communities located near the golf course. Some designated Lodge Home sections also permit daily, weekly and monthly rentals, although rental rules should always be verified for the specific property before purchasing.
The North Gate is where I would begin if your picture of Idaho Club living includes:
Drive through the South Gate toward Moose Mountain and The Idaho Club begins to feel much more like a private mountain retreat.
Roads climb into the trees, homesites become more secluded and elevation creates some of the community's most dramatic views.

The Idaho Club describes its estate properties as elevated custom mountain homes with expansive outdoor living and views designed around the surrounding landscape. Current homesites on Moose Mountain range from cabin-in-the-woods settings to parcels with broad lake and mountain vistas.
North Gate is more golf-and-river. Moose Mountain is more trees-and-views.
I wouldn't choose between them from a map.
I'd drive both gates.
One of the most compelling things about The Idaho Club today is that vacant homesites are still available on both sides of the community.
The Club offers everything from smaller sites closer to the golf course and Pack River to larger forested estate properties on Moose Mountain. Current inventory continues to include undeveloped homesites as well as finished custom residences.
That gives buyers choices that are becoming harder to find in established gated communities.

The Idaho Club naturally lends itself to two very different interpretations of North Idaho architecture.
Mountain modern may mean large expanses of glass, clean rooflines, steel, stone and timber with the view becoming part of the interior.
Refined rustic may mean warm woods, natural stone, substantial fireplaces, timber detailing and a more traditional North Idaho lodge feeling.
The Club itself highlights modern-mountain architecture, open floor plans, outdoor patios and rustic mountain elements throughout its residential offerings.
Of course, current architectural-review requirements need to be considered before designing.
But there's something pretty special about standing on an empty Idaho Club homesite and asking:
Where does the sun set? Where is Schweitzer? Where is the lake?
And designing from there.
The original vision for The Idaho Club extended beyond golf and Moose Mountain to Lake Pend Oreille.
That piece of the vision is now taking shape near Trestle Creek and Hope, east of Sandpoint.
A current Idaho Club-associated development at the mouth of Trestle Creek includes an approved 88-slip public marina and seven single-family residences, along with related shoreline improvements, boat storage, parking and other marina infrastructure. Construction was ongoing in spring 2026.
The project has also been subject to environmental permitting requirements and ongoing litigation concerning Trestle Creek and bull trout habitat. Because it remains an active development project, buyers should verify current construction status, marina availability and any property-specific rights before relying on the future marina as part of a purchase decision.
For The Idaho Club as a whole, however, the concept is exciting:
Jack Nicklaus golf at the club. Schweitzer in the mountains. Lake Pend Oreille on the water.
Separate from the larger marina project, The Idaho Club also has limited waterfront building opportunities near Trestle Creek on Lake Pend Oreille.
These homesites create an entirely different Idaho Club experience—lakefront rather than golf course or mountain—with views across Lake Pend Oreille and toward the Green Monarchs.
For the right buyer, that means The Idaho Club lifestyle can take several forms:
Live beside the Nicklaus course.
Build among the trees on Moose Mountain.
Or create your home directly on Lake Pend Oreille.
The Idaho Club is built for people who would rather be doing something than simply looking at the scenery.
Start with Idaho's only Jack Nicklaus Signature Golf Course. Golf memberships, practice facilities, member play, tournaments and club events make golf a central part of life here. The course also offers public tee-time access.
The Idaho Club currently offers three pickleball courts, providing another easy way to play without committing to an entire round of golf.
The Lower Pack River gives the North Gate side of the community one of its most unusual recreational features.
This is calm-water paddling rather than big open-lake boating: wetlands, birds, wildlife, reflections and quiet mornings on the water. Kayaks are among the Club's current amenities.
Lake Pend Oreille expands the possibilities considerably:
The Club specifically promotes Lake Pend Oreille and watersports as major parts of its four-season lifestyle.
The Lower Pack River and Lake Pend Oreille put fishing close to home, with the larger lake supporting one of North Idaho's most recognized fisheries.
Walking inside the community can be as simple as heading out from home, while Sandpoint and the surrounding Selkirk Mountains open into a much larger network for hiking, mountain biking and trail running.
Current club membership materials include access to fitness facilities among available recreational privileges.
Then winter arrives.
Nearby Schweitzer Mountain Resort adds skiing, snowboarding, Nordic skiing, snowshoeing and mountain recreation to the lifestyle.
That's what makes this location unusual:
Golf in the summer. Ski Schweitzer in the winter. Boat Lake Pend Oreille in between.
And on a quiet morning, take a kayak onto the Pack River.
The Clubhouse is the social heart of The Idaho Club.
The mountain-modern clubhouse opened in 2020 and includes approximately 7,500 square feet, including indoor dining, an expansive covered outdoor dining area and the golf pro shop. Its patio overlooks the Pack River landscape.
And one detail buyers sometimes don't realize:
The Clubhouse Restaurant is open to the public.
The restaurant offers lunch, dinner, bar service and seasonal outdoor dining, with Pack River views and regular wildlife sightings.
The clubhouse is also a wedding and private-event venue, creating a gathering place not just for golf but for celebrations, dinners and special events.
Current social programming includes golf events, member gatherings, seasonal celebrations and other club activities.
Golf may be what first gets someone's attention.
Dinner, friends and community are what make it feel like a club.
Owning real estate at The Idaho Club and joining the Club are separate considerations.
Current membership options include different levels of participation, including Golf and Social memberships, with access varying by membership type. Current membership materials include combinations of golf privileges, clubhouse use, member events, pickleball, fitness and kayaking.
The Idaho Club specifically notes that access to recreational amenities is not automatically included with the purchase of a homesite and requires separate club membership.
Before purchasing, Michael and I would verify:
The listing tells you about the house. The documents tell you what ownership actually includes.
The Idaho Club can work especially well for dog owners who prefer trails, trees and outdoor space over an urban dog-park setting.
The experience varies substantially by property. A North Gate residence may offer easy neighborhood walking and quick access to open spaces, while a larger Moose Mountain property can provide more privacy and room.
This is also real wildlife habitat. Deer, moose and other animals are part of the North Idaho environment, so fencing, road exposure, terrain and control around wildlife deserve consideration.
Current HOA and property-specific pet rules should always be verified before purchasing.

The Idaho Club is too varied for one median price to tell the story well.
Current real estate ranges from vacant golf and mountain homesites to Lodge Homes, custom estates and multimillion-dollar luxury residences. Active homesites remain available in both the lower golf-oriented portions of the community and on Moose Mountain, while separate Lake Pend Oreille waterfront opportunities add another category altogether.
That means there really isn't one Idaho Club buyer.
One person may be looking for a finished golf home.
Another wants five acres in the trees.
Another wants to design a contemporary view home from scratch.
And another wants the lake.
That's why I think property type and lifestyle belong ahead of price when we start the search.
The Idaho Club deserves a serious look if you want:
It may be less appealing if your priority is unrestricted rural acreage, no HOA or architectural oversight, or downtown Sandpoint immediately outside your front door.
The Idaho Club is deliberately structured.
That's part of what creates and protects the community people are choosing to live in.
